Home Inspectors Serving the Asheville Area
18 local businesses listed
Mountain homes come with their own list of things to look at. Steep lots change how water moves around a foundation. Crawl spaces are the rule rather than the exception here, and they’re where most of the expensive surprises hide — moisture, failing vapor barriers, sagging girders, and the occasional colony of something you’d rather not meet. Western North Carolina also sits in a part of the country with elevated radon levels, so testing is worth asking about even when the seller says it’s fine.
The inspectors here cover Asheville and the outlying communities: Candler, Alexander, Barnardsville, Maggie Valley. Several specialize in older homes, which is useful given how much of the local inventory was built before modern code.
Go to your inspection. Walk through with the inspector, ask what they’re seeing, and take notes. An inspection isn’t a pass/fail test — it’s a conversation about the condition of a house and what’s likely coming in the next decade. The report matters, but what you learn standing in the crawl space with someone who knows what they’re looking at matters more.

Spire Home Inspection
Spire Home Inspection is based in Waynesville and inspects homes across Western North Carolina. Owner Skip Tucker performs the home inspection, radon testing, and water sampling and testing himself. He also coordinates a wood destroying insect report (WDIR) when one is requested, with the inspection and report handled by the appropriate pest professional. That matters when you're on a due diligence clock, because you ask one person for the whole package instead of tracking down each piece yourself. Water testing is worth asking about any time the house is on a well. Private wells are common throughout the area, though there are public and community water systems outside town limits too, so it's worth knowing which one you're buying into. Radon comes up often enough in this part of the state that it's a fair question on almost any inspection here.
A Healthier Home
A Healthier Home is not a traditional real estate inspection company. Founder Rick Bayless is board-certified as an indoor environmental consultant through the Indoor Air Quality Association and as a Healthy Homes Specialist through the National Environmental Health Association, and the team assesses a house against the eight recognized healthy home principles — moisture, contaminants, ventilation, pests, safety, and the rest. Homeowners typically call them when someone in the house is getting sick and a standard inspection has not explained why.

Appalachian Inspection Services LLC
Appalachian Inspection Services works out of Fletcher and covers Asheville, Buncombe County, and the surrounding Western North Carolina region. Alongside the inspection itself they offer radon testing, pest inspections, and water testing. Rob Chambliss runs it, and the useful part is the order he did things in. He spent more than 25 years designing and building homes in WNC and the Triad before he started inspecting them, and he publishes North Carolina home inspector license **#3850** and general contractor license **#86364**. On a steep lot, where most of the real questions come down to grading, drainage, and what the foundation is doing about both, someone who has built here reads a crawl space differently than someone working down a checklist. Ask about radon when you book. Buncombe County sits in EPA Radon Zone 1, the highest of the three, so bundling the test with the inspection is usually worth it — and if the number comes back high, you want it in writing while you still have room to negotiate.

Quality Home Consultants
Quality Home Consultants has been inspecting homes from its office on Asheville Highway in Hendersonville since 1998 — better than 30,000 inspections, with more than fifty years of combined inspector experience on staff. What sets them apart in this market is range. Most inspectors hand off the septic, the well, and the water test to somebody else. Quality Home Consultants does all of it in-house, along with radon, mold testing by both air sample and physical swab, and termite/WDIR inspections. On a rural Henderson County property with a well and a septic system, that is one appointment instead of four. Reports come back with color photos, typically inside 48 hours. Commercial inspections as well as residential.
