Private wells are ordinary here, not exotic. Step outside a town’s water system anywhere in Buncombe or Haywood County and the house is almost certainly drawing from its own well, which makes drilling and pump work a normal part of owning property rather than a specialist concern.

Two things make it local knowledge. The first is geology — this is fractured bedrock, so yield depends on hitting the right seam rather than on going deeper, and a driller who has worked a particular ridge knows things a map will not tell you. The second is that a pump failure is an emergency in a way most home repairs are not. No pump means no water, no toilet, and no shower, tonight.

If you are buying a house on a well, do two things during due diligence: have the water tested, and ask when the pump was last replaced. Both are cheap questions now and expensive surprises later.
