You get roughly a week to decide whether the house you just fell in love with is worth what you offered. The inspection is the only part of that week where somebody who knows what they’re looking at climbs into the crawlspace on your behalf. Pick the wrong inspector and you find out what they missed a year later, at your expense.
Asheville makes that choice harder than it needs to be. Steep lots drain in ways flat-country inspectors never think about. A lot of our housing stock predates modern code by decades. Post-Helene, plenty of homes have repairs that were done fast, and not all of them were done by someone licensed. A local inspector knows which of those things matter and which are just old-house character.

Before you hire anyone: check the license
North Carolina licenses home inspectors, and the license number is public. The NC Home Inspector Licensure Board, run through the Office of State Fire Marshal, publishes a searchable directory of every licensed inspector in the state. You can confirm a number is real and current before you write a check.
Ask for the number up front. An inspector who has one will give it to you without hesitating. That single question filters out most of the people you’d regret hiring, and it takes about two minutes to verify.
Two more things worth knowing:
- You have the right to be there. Go. A report is a document; a walkthrough is a conversation, and the second one is where you learn the most.
- An inspection isn’t pass/fail. It’s a condition report. The goal is information, not a verdict.

Most inspection companies in the area refer the specialty work out. You end up coordinating three vendors, three schedules, and three invoices during the exact week you have the least slack. Best for: when someone in the house is getting sick and a standard inspection didn’t explain why.
This one isn’t a real estate inspection company, and it’s on the list on purpose. Making your choice
Match the inspector to the house, not to the star rating. A 1912 house in Montford and a 2019 build in Fletcher are different problems, and the person who’s best at one isn’t automatically best at the other.
Three questions to ask whoever you call:
- What’s your NC license number? Then check it.
- Can I walk the inspection with you? The answer should be yes.
- Do you handle well, septic, radon, and sewer in house, or refer them out? On a tight due diligence clock, that answer determines your schedule.
Then book early. In a busy season the good inspectors are the ones with no openings, which is most of what you need to know about them.
