Drainfields need soil that percolates and enough level ground to lay the lines. On a steep lot, both are in short supply, which is why so many WNC systems are sited in the one usable flat area and why replacing a failed drainfield can be genuinely difficult rather than merely expensive. Keeping the system you have working is worth real money.
Routine pumping every three to five years is the whole of most people’s maintenance, and it is far cheaper than the alternative. Signs you are past due include slow drains throughout the house, gurgling, standing water or unusually green grass over the drainfield, and odor near the tank.
Two local specifics worth knowing:
Buncombe County permits septic work, and repairs or replacements are inspected. A company that pulls permits as a matter of course is telling you something about how it operates.
Ask whether an inspection is state-certified if you are buying or selling. An uncertified inspection will not satisfy most lenders or closing attorneys, and finding that out late costs you a closing date.
If your tank has never been located, ask about tank locating when you book. On older properties the lid is often buried and undocumented, and the search is otherwise the first thing you pay for.
